KILLIAN JONES

Co-Founder & Principal Consultant

Killian is a fully qualified Chartered Quantity Surveyor (MRICS) with dual British–Irish nationality and over 20 years’ international experience in quantity surveying, commercial management, contracts and claims management, and real estate development. Skilled at leading multidisciplinary teams and delivering complex, high-value projects, he has a strong specialisation in data centres, state-of-the-art microelectronics & semiconductor-grade manufacturing facilities, and complex E&M infrastructure across data centres and urban railway/metro systems.

He has extensive global experience across the United Kingdom, Caribbean, Japan, Lebanon, and Thailand, with continuous residency in Thailand since 2007. He possesses a deep understanding of the local business, regulatory, and cultural environment in Southeast Asia, with a proven ability to operate effectively in multinational and politically sensitive settings.

Key achievements include:

• Urban Railway / E&M Systems & Rolling Stock
Led contract and claims management for Bangkok’s Red Line (US$950m) and Purple Line (US$350m) metro projects, covering trackwork, power supply, signalling, SCADA, communications, AFC systems, depot facilities, and rolling stock.

• Mission-Critical Data Centre
Served as commercial lead for Bank of America’s London data centre capital plant replacement programme, managing procurement, cost planning, and contract administration in a zero-downtime operational environment.

• Diplomatic & Secure Facilities
Directed contract administration for the US$650m New U.S. Embassy project in Bangkok, including extensive MEP, IT infrastructure, data servers, and high-security systems.

• Major Infrastructure & Development Projects
Delivered commercial and contract management services on high-profile rail, industrial, mixed-use, and hospitality developments across Asia and Europe.

• Catastrophe Loss Consulting
Provided QS consultancy and loss adjustment services following major disasters, including the Beirut Port explosion and multiple Caribbean hurricane events.

• Award-Winning Real Estate Projects
Led commercial strategy for notable residential developments such as Raimon Land’s Northpoint Pattaya — winner of Best Condo Development, Eastern Seaboard at the Thailand Property Awards.

Killian is recognised as a strong commercial leader, mentor, and trusted advisor - adept in contract negotiation, claims, dispute resolution, and risk mitigation. He is highly experienced with FIDIC, JCT, and bespoke contractual frameworks, consistently reducing risk exposure while maximising project value.
